BRIXX officially launches
The symbolic moment everyone has been waiting months for is finally here. Developer Domoplan, together with the studio Pelčák a partner architekti, has ceremonially tapped the foundation stone of BRIXX, the largest development in the company's history.
With a toast to the project's success, construction officially began on an entirely new city district in the southwest of Brno. BRIXX will be far more than just another residential project. In the Západní brána area, on the border between the Bohunice and Starý Lískovec districts, a new mixed-use quarter will rise with amenities of its own, just minutes from Brno University Hospital and the Masaryk University campus.
The first phase of construction will deliver more than 500 residential and accommodation units, with investment costs for this phase exceeding CZK 4 billion. Together with the second phase, due to start in 2028, the site will eventually hold almost 900 flats in total. Domoplan plans to have the whole project finished by 2030, with the first residents moving in as early as 2028.
Architecture by Pelčák a partner architekti
The look of the new district comes from the respected Brno studio Pelčák a partner architekti. The design calls for a broad mix of housing types. It will offer conventional flats in layouts from 1+kk to 6+kk, studios, student accommodation and a new Work & Live concept that brings living and working together. The project also includes 11 coworking units, offices and a medical facility. The heart of the district will be a lively square lined with shops, cafés, restaurants and services. Domoplan will keep the commercial space in its own ownership so that it can shape the mix of tenants over the long term and make sure residents find everything they need within walking distance, from a bakery to a hair salon to a café.
A district for pedestrians, not cars
BRIXX is being built on modern urban planning principles. Parking will be located mostly underground, so the streets remain safe and pleasant for pedestrians and children alike. The project also features community energy, energy-saving technology, and smart water management. New greenery and a piazzetta as a place to meet are part of the plan too. Transportation is another big advantage of the location. The nearby underground tram stop, Západní brána, which feels more like a metro station, links the district directly to the center of Brno, and the D1 highway is within easy reach.
Record interest before construction even starts
The numbers show that BRIXX has hit the mark. Even before construction started, Domoplan had logged more than 400 inquiries for flats across a range of layouts. Prices start at CZK 145,000 per square meter. In the context of the Brno market, where demand has long outstripped supply by a wide margin, that is a competitive offer in a fast-growing location. Getting to the start of construction was anything but simple. Domoplan owner Tomáš Vavřík recalled that a project of this size required seven building permits, which the whole team managed to secure in record time.
Homes for every generation
BRIXX is planned around a diverse community of residents. Alongside conventional owner-occupied housing, it will also offer rental, student and senior living. According to the developer, it is exactly this variety that should bring the district to life and keep local services running. Young people, families with children and seniors will live side by side here. With the tapping of the foundation stone, the story begins for a project that aims to become one of the most appealing places to live in Brno. And judging by the interest so far, it is well on its way before the first wall has even gone up.
