Brixx is redrawing the map of the Moravian capital

Brno is in the middle of a construction boom. Although its residential market is far smaller than Prague's in terms of the number of flats sold, prices are catching up with the capital fast.

New flats in Brno sell for an average of 140,000 to 150,000 CZK per square meter, and in premium projects in prime locations prices push past the 200,000 mark. Demand far outstrips supply: only a little over 1,400 flats were sold in the city last year, while the shortfall is estimated at several thousand units.

It is against this backdrop that the Brno-based development company Domoplan is making its mark. Its owner, Tomáš Vavřík, points to the extraordinary interest developers are taking in Brno, reflected in the number of projects already built and in preparation and the purchase of attractive plots by large investors.

BRIXX, the largest project in the company's history

In November, Domoplan brought its largest project to date to market: BRIXX, in the Brno district of Starý Lískovec. Its sheer scale makes it one of the most significant residential undertakings in the city. Investment costs for the first phase alone will exceed four billion CZK, and within that phase the developer will build 500 flats. Together with the second phase, up to 900 will be built on the site, with the whole project scheduled for completion in 2030. BRIXX is the answer to exactly what Brno needs most: large-scale new residential construction that will help ease the city's long-standing housing shortage.

The RAW studio is behind the architecture of the Zanzara project

Alongside BRIXX, Domoplan is also bringing to market a smaller but architecturally striking project, Zanzara. The company launched it only a few weeks ago, and according to Tomáš Vavřík it is logging new reservations and further client interest every day. The building was designed by the renowned Brno architecture studio RAW and will offer roughly 80 flats. Construction is due to start as early as the second quarter of this year.

Prices of new flats are expected to rise by more than seven percent again this year, and the city is going through a fundamental transformation, from the rebuilding of the railway hub to the creation of entire new districts.
